Today I want to cover only the Federal Government Schemes, all released on 1st July.

Current Government Schemes.
On 1st July the Federal Government released 10,000 places in each of the following three schemes to make it easier to buy your home.

The key benefit of each is the ability to purchase with a much lower deposit than normally required with no lenders mortgage insurance (LMI) to pay.

Each is possibly very useful for you and our work with our clients is confirming this.

In July six of our clients have purchased already and over 30 have been pre-approved.

This note covers the main points. Please reach out if you want to learn how they may benefit you or if you have any other questions (see link at end of note).

The Three Schemes are:

All applicants must be Aust citizens
Price caps apply (see below)
Limited to 26 lenders across country
 

Maximum Purchase Price by State

Existing properties:
First Home Loan Deposit Scheme (FHLDS) and
Family Home Guarantee (FHG)



 
2. New properties: New Home Guarantee (NHG)
 
 
*Regional Cities:
NSW: Newcastle, Lake Macquarie, Illawarra
Vic: Geelong
Qld: Gold Coast, Sunshine Coast
 
How to Apply:
– Contact us! Don’t delay, we are hearing rumblings that the FHLDS places are filling up very quickly.
You can have an allocation reserved when your finance is preapproved.
–  Please note that not all banks assess your income and approval the same. Feel free to talk to us for the right choice for you.
